Home sale calculator

The sale price isn’t what you walk away with. Plug in your numbers to see an estimate of your cash at closing after the loan payoff, commissions and North Carolina closing costs.

Everything owed on the home, including any second mortgage or HELOC.

Use the rate in your listing agreement.

Only if you agree to pay it. Enter 0 if not.

Deed preparation, payoff handling and similar.

Seller concessions you agree to in the contract.

Your share of this year’s taxes up to closing, if not yet paid.

HOA transfer or payoff fees, home warranty, moving.

The NC excise tax is worked out for you: $1 per $500 of the sale price (N.C. Gen. Stat. § 105-228.30).

This is an estimate to help you plan, not a settlement statement. Starting values are examples only. Commissions are negotiable and not set by law. Your closing attorney prepares the final figures, and your lender provides the exact payoff.

What comes out of a sale in North Carolina

The biggest piece is usually your loan payoff. After that it’s commissions, the state’s excise tax on the deed, and your attorney’s fees.

Then come the negotiated costs: help with the buyer’s closing costs, and repairs or credits after their inspection. Those are the ones a good negotiation keeps small.

Property taxes get split by the calendar. If the year’s bill isn’t paid yet, you’ll owe your share up to closing day. Your closing attorney works out the exact amount.
