Questions about home values

How accurate are online home value estimates?

Online estimates are a starting point, not a price. They work from public records and nearby sales, but they cannot see your updates, your condition, your lot or the street you are on. A comparative market analysis from a local agent looks at the same recent sales a buyer’s appraiser will, adjusted for the things that actually make your home different.

What is a comparative market analysis (CMA)?

A CMA compares your home to similar homes that recently sold, are under contract, or are for sale nearby, then adjusts for differences like size, condition and updates. The result is a realistic price range and the reasoning behind it, which is what you need to decide when and whether to sell.

Does a home valuation cost anything or commit me to selling?

No, the valuation is free and there is no obligation. Plenty of people ask just to know where they stand. If you decide to sell later, you will already have a real number to start from.
